There are types of replanning that cannot be legitimized in any way, and a converted apartment, respectively, cannot be sold.

Bathroom Extension

A large bathroom is certainly convenient, but it is impossible to increase the size of the bathroom at the expense of the room, because then it will be located above the living quarters of the neighbors, which is strictly prohibited by the rules of multi-story construction.

It is allowed to expand and move the bathrooms only within the adjacent additional rooms, namely, hallways, corridors, pantries.

Combination of loggia and living room

Combining the loggia and living room with moving the battery to the external wall is also fraught with big problems.

It is impossible to take out heaters outside the rooms, so in order to sell an apartment with such a redevelopment, you will have to rebuild everything back.

Dismantling a nut on the balcony

Often when replacing balcony blocks, a balcony sill is dismantled for convenience. Doing so is a mistake.

This element is structurally involved in fixing the horizontal concrete slab to the wall, so its dismantling can weaken the entire supporting structure.

Move the kitchen area

Another common type of redevelopment is the movement of the kitchen area into the living room. By combining the living room and kitchen, people get a more spacious room, and housing from an ordinary apartment turns into a fashionable studio.

But the fact is that the transfer of gas and sewer pipes into a residential building is unacceptable. Particularly stringent requirements apply to gas utilities.

Gas equipment must be isolated from residential premises and located in strictly designated areas of the apartment. Any, even minor changes in gas equipment should be recorded in the inspection bodies and carried out only with their permission.

Dismantling the ventilation duct

The dismantling of the ventilation duct to expand the living space is also one of the gross violations of the housing code. In this case, the ventilation system of the entire entrance deteriorates.

It is impossible to legitimize such a redevelopment, it will inevitably face a fine, and as a result, the box will have to be re-mounted.

Exit from the bathroom to the kitchen

You should also not move the exit from the bathroom to the kitchen or immediately to the living room, bypassing the corridor.

Such redevelopment, although it seems harmless, is prohibited by sanitary requirements. The bathroom and toilet are sources of high humidity and bacteria, so they should not be connected directly to the living rooms.

Installation of underfloor heating due to the general heating system

When installing a heated floor in an apartment located in a multi-storey building, you must be guided by the rules of cohabitation of residents.

It is impossible to provide power to the construction of underfloor heating from the general heating system, because in this case your neighbors will receive less heat, which will inevitably turn into problems. This floor will have to be disabled, in addition, you may be charged a serious fine for violating the rules of the housing code.

Each of the above redevelopments carries a lot of problems with the law. It is impossible to obtain official permission and register such changes, which means that any manipulations with this property, including sale, become impossible.
